In a recently rebuilt floor very little has worn out, so the list here is mostly things the builder did not include: mosquito mesh, balcony or stair railings, mirrors, and the occasional handover defect. All of it is easier before the home is fully furnished, which is worth knowing early.
Railings on a newly built floor
A rebuilt floor usually has a balcony, a terrace or an internal stair that has been left open or fitted with something temporary.\n\nThat is a genuine safety matter rather than a finishing one, and it is the first thing we would deal with in a new home.\n\nWhether it is glass or metal is a choice; that something adequate is there is not. We will quote both and we will say plainly when an opening should not be left as it is while the work is decided.
Mesh fitted so it can be taken out
Mesh is the most requested addition in a new home and the most commonly fitted badly.\n\nMesh stretched across a window and fixed at the edges cannot be cleaned, and a clogged mesh blocks airflow almost completely.\n\nSo we fit it as a rigid removable frame that seats into the window. It costs a little more, it can be lifted out and washed in minutes, and it can be re-meshed years later without touching the window. It is the version worth having.
Handover defects, which are not yours to pay for
In a newly built floor a window that does not lock, a door that catches or a seal that was pinched during fitting are defects rather than wear.\n\nThose are usually the builder's to put right for a period after handover, and paying somebody else to fix them can end that cover.\n\nSo when we look at a new home we separate the list into defects and genuine additions. You put the first list to the builder and we do the second. It is almost always the cheaper order and it is rarely suggested.

- You get a written priceIt lists each item, with GST as its own line. If anything about the job changes, we tell you before we go ahead.
- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
