The plots here were rebuilt over a long period, so two adjacent buildings can be fifteen years apart in construction while looking similar from the street. That means the fittings differ considerably between neighbours, and a repair here starts with finding out what is actually installed rather than assuming.

Because rebuilding happened plot by plot over many years, the window systems change from building to building.\n\nSo the fact that a neighbour's window part was available does not mean yours will be, and vice versa.\n\nWe identify the system from the section and a sample part before ordering, every time. It adds a day to a simple repair and it avoids the far more annoying outcome of a part arriving that is nearly right and cannot be used.
Balcony grilles and the look of the street
These streets read as coherent partly because the balcony treatments are broadly similar, and a replacement that ignores that is conspicuous.\n\nSo when a grille or balcony glazing is replaced we take the pattern and proportions from what is there.\n\nIt costs nothing extra to specify and it avoids the situation where a perfectly good repair becomes a neighbourhood conversation. Where you want something genuinely different, that is your decision — we simply raise it before making anything rather than after.
The terrace, which belongs to somebody
On a rebuilt floor the terrace is usually owned by the top floor, and anything fitted there — railings, glazing, a shade — affects the floors below if water is involved.\n\nSo before we glaze or railing a terrace we look at where the drainage runs and whether the work changes it.\n\nAn enclosed or partly enclosed terrace with an outlet that no longer copes is how damp appears two floors down. It is entirely avoidable by checking first, and it is the most common source of dispute in a building like these.
