Blocks facing the flyover and the Ring Road take continuous traffic dust and noise, and that shortens the life of every seal, track and mesh on that elevation. The quieter inner blocks are a different story entirely. So the first thing we ask here is which side of the colony the property faces.
One elevation wears out faster than the other
In a building with a road elevation and a quiet one, the road side windows will need attention several years before the others.\n\nPeople usually deal with the whole house at once, which means paying to replace parts on the quiet side that have years left in them.\n\nSo we survey the two elevations separately and quote them separately. Doing the road side now and the quiet side in a few years is generally the cheaper way to keep the same house in order.
Secondary glazing where replacement is not wanted
Where a window faces the flyover and the frame is sound, replacing it is a large job for a noise problem.\n\nSecondary glazing - a second pane on its own frame fitted inside the existing window - addresses the noise without touching the original window at all.\n\nIt is reversible, it is much less disruptive, and on traffic noise it performs well because the air gap is larger than in a sealed unit. It does need cleaning on both faces occasionally, which is the honest trade.
Balcony railings on a road elevation
Railings facing traffic collect a greasy dust that holds moisture against the metal, which is worse for them than rain.\n\nSo corrosion on a road-facing railing runs ahead of an identical one at the back of the same building.\n\nWashing it down occasionally genuinely extends its life, and it is the cheapest maintenance available here. When we repaint one of these we also seal the top rail properly, since that is where water sits and where the failures start.
