These plots sit high and open, so the outside of the building takes more weather than a sheltered street does. That shows up in the same places every time: window seals, sliding gear, mesh, and the metalwork on balconies and stairs. We repair or replace all of it, in aluminium, uPVC, wood and steel.
Why sliding windows here stop running smoothly
A sliding window runs on small wheels in a bottom track. Dust settles in that track, and wind on an open plot puts a lot more of it there.\n\nThe grit wears flats onto the wheels, and a flat wheel drags instead of rolling. People usually push harder, which bends the interlock and makes it worse.\n\nNew rollers and a cleaned track fix it in about an hour per window. Left long enough the frame itself distorts, and then it is a replacement rather than a repair, which is why it is worth calling at the dragging stage.
Railings and gates on an open plot
Balcony railings, staircase railings and gates on these houses are usually mild steel, and mild steel rusts from the inside of the joint outward.\n\nSo a railing that looks sound from two metres can be soft where a baluster meets the rail. We check by hand at the joints rather than by eye.\n\nWhere the section is still good we cut out the failed piece, weld in new and repaint. Where it has gone through we quote a replacement in stainless or aluminium, which does not have the same problem. We do not paint over a joint that has already failed.
Mosquito mesh that lasts more than one season
Standard nylon mesh on an exposed elevation goes brittle and tears at the corner, usually within a couple of seasons.\n\nFibreglass mesh in an aluminium frame lasts considerably longer, and a pleated or sliding mesh can be pulled back off the opening when you want the view.\n\nWe fit mesh as its own frame rather than stapling it to the window, so it can be re-meshed later without touching the window at all. That matters more here than in a sheltered flat, because it will need doing again.
