Repairs here divide into two kinds: the ones that happen when a tenant moves out, and the ones everybody does before the rains. Both are lists rather than single jobs, and both are cheaper done together. We cover windows, doors, mesh, railings, balcony glass, mirrors and glass tops, in every common material.
The between-tenancies list
When a floor changes hands the same items come up: a window that no longer locks, torn mesh, a bathroom mirror that has spotted, a door handle that has gone.\n\nNone is urgent on its own and together they decide whether the place shows well.\n\nDone as one visit with the parts brought in advance, it is usually a morning. Done as four separate call-outs over a month, it costs several times as much and the floor sits empty longer, which is the more expensive half of the problem.
What to check before the monsoon
Almost every rain-related failure we are called to was visible before the rain, and would have been cheap to deal with then.\n\nThe three to look at are the window gaskets, the drainage slots in the bottom of sliding frames, and the sealant where a frame meets the wall.\n\nSliding window frames have small drainage holes in the outer track that let water escape. Blocked with dust, the track fills and water goes inside instead. Clearing them takes minutes and prevents the most common monsoon leak we see.
Locks and handles on a ground floor
On a ground-floor flat the window locks matter in a way they do not higher up, and they are usually the least maintained part of the window.\n\nA sliding window with a worn catch can often be lifted out of its track entirely from outside, which is not obvious until somebody does it.\n\nSo we check whether a window can be lifted as part of any repair down here, and fit an anti-lift block or a proper key lock where it can. It is a small part and it addresses the actual weakness rather than the visible one.
