The buildings here are maintained, so the faults are age rather than neglect: hardware that has done twenty years of work, seals that have hardened, sliding gear that has ground its way through its rollers. Most of it is repairable, and in buildings this well looked after replacement is usually unnecessary.

Aluminium frames of this generation were made heavily and they last, which is why so many are still in place.
What wears out is everything that moves: rollers, catches, stays, handles and gaskets.
All of those are replaceable without touching the frame, and doing so makes a twenty-year-old window behave like a new one for a fraction of the cost. We price that first here, because in these buildings the frames genuinely are worth keeping.

Balcony balustrades in these phases have been exposed to weather for decades, and the failure is at the base fixing rather than in the glass or the top rail.
Water sits in the fitting at the bottom and corrodes it from inside where nobody looks.
So we take a base fitting apart to inspect rather than judging by eye. On a balcony that people lean on, that is worth doing properly rather than assuming it is fine because it looks fine.
Unit repairs at Galleria and the market blocks
The shop and restaurant units here have a different problem from the homes: heavy daily use rather than age.
Entrance doors, floor springs and front glazing all wear at a rate the residential buildings never see.
So we would service those on a schedule rather than wait for failure. A door adjusted twice a year avoids nearly everything that would otherwise become a call-out, and in a trading unit an unplanned repair costs far more than the work itself.
