Being out here changes what is sensible to fit. Anything unusual takes longer to get, and a repair that waits a week for a part is a repair that has not happened. So for maintenance work we favour widely available components over marginally better ones, and we say so rather than specifying what looks best on paper.
Choosing parts that can actually be got
For a repair, the best component is the one that can be replaced again quickly in three years.\n\nA slightly better roller or catch that only one supplier carries is a poor choice out here, because the next failure means another week.\n\nSo we fit standard, widely stocked hardware for maintenance work and tell you when we are doing it and why. On a new installation the calculation is different, and we would say that too.
Bringing everything for the whole list at once
Because a trip out here is a long one, we would rather deal with a whole property in a visit than attend a single fault.\n\nSo when you call it is worth walking round and listing everything — stiff windows, torn mesh, loose handles, a mirror going, a railing that moves.\n\nWe bring parts for all of it and work through the list. On a distant job that is not just cheaper, it is the difference between the work being finished and being half done for months.
New buildings and the faults of the first year
Much of what is here is recent, so the repairs are first-year faults rather than wear.\n\nThose follow a pattern: gaps that were never sealed, drainage slots blocked with building dust, doors that bind as the frame settles, condensation on single glazing in the first winter.\n\nThe first three are worth fixing and are cheap. Condensation on the inside of a pane is not a fault at all — it is warm damp air meeting cold glass, and it means the room needs ventilating rather than the window replacing.

- We come and measureWe measure the opening and check the walls, floor and ceiling around it. Anything made to size is made to these measurements, so they must be right.
- You get a written priceIt lists each item, with GST as its own line. If anything about the job changes, we tell you before we go ahead.
- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
