Most of these buildings are doing a different job from the one they were built for, and the fittings frequently were not changed to match. So a lot of what we repair here is industrial-grade equipment being used in an office setting, or office-grade equipment being asked to survive an industrial one. Both fail in predictable ways.
Office doors fitted into industrial openings
When a plot is converted, a standard office door often goes into an opening sized for something heavier.\n\nThe frame is then packed out to fit, and a packed frame flexes, which is why the door goes out of alignment within months.\n\nSo when a door here keeps needing adjustment we look at how it was fitted rather than at the door. Re-fixing the frame properly to the structure usually ends the problem permanently, and it is cheaper than the third adjustment.
Industrial windows in an office
The original high-level and clerestory windows in these buildings were made for ventilation, not for comfort, and they are usually single glazed with simple hardware.\n\nIn an office that means heat, noise and windows that cannot be reached to operate.\n\nSo the practical improvements are to fix the ones that are stuck open or shut, and to fit remote or pole operation where they are out of reach. Replacing them entirely is rarely worth it, because the frames are generally sound.
Balustrade checks on a mezzanine that is in daily use
An inserted mezzanine edge is leaned on by everybody who works on it, and its fixings take that load every day.\n\nUnlike a window, a balustrade gives no warning before it matters.\n\nSo we check these properly rather than visually: fixings tested, top rail connections checked, glass inspected at the edges and holes for damage. It is worth doing once a year in a building where people work alongside it, and it is almost never on anybody's maintenance list.
