Each floor here is separately owned inside a building nobody owns entirely, and most repairs eventually run into that. Anything internal is simple. Anything on the elevation, the stair or the terrace involves the other owners, and it is much easier to know that before the work than after it.
What you can change and what needs agreement
Inside your floor is entirely yours. The external appearance, the common stair and the terrace generally are not, in practice whatever the paperwork says.\n\nSo a replacement window is your decision; one that looks different from the street is usually somebody else's business too.\n\nWe raise it before quoting and match what is already on the building unless you tell us otherwise. Where something is genuinely shared, we can quote it in a form that can be circulated, which is normally what gets it agreed at all.
The common staircase as a working route
Everything comes up a shared stair past other people's front doors, including glass.\n\nSo we carry materials up in one run rather than in stages, and we do not leave panels standing on a landing where somebody's children will walk past them.\n\nWhere getting a long panel round a turn needs the stair briefly clear, that is a few minutes and worth mentioning to the neighbours beforehand rather than doing it while somebody is trying to get past.
Terraces, drainage and the floor below
The terrace usually belongs to the top floor, and anything fitted there affects everybody below if it changes how water leaves.\n\nGlazing or enclosing part of a terrace without checking the outlet is how damp appears two floors down.\n\nSo before we do terrace work we look at where drainage runs and whether our work alters it. It is a ten-minute check and it prevents the most common and most bad-tempered dispute in a building of this kind.

- We come and measureWe measure the opening and check the walls, floor and ceiling around it. Anything made to size is made to these measurements, so they must be right.
- You get a written priceIt lists each item, with GST as its own line. If anything about the job changes, we tell you before we go ahead.
- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
