Most buildings here are new enough that very little has genuinely worn out. What we deal with instead is work that was done cheaply or quickly in the first place: windows fitted out of square, hardware chosen for price, seals applied badly. Correcting the installation is usually cheaper than replacing anything.
When the frame is the fault, not the fittings
A window set out of true never works properly, and everything it does looks like wear: binding at one corner, a lock that will not line up, a seal touching on one side only.\n\nReplacing the hardware achieves nothing, because none of those symptoms start at the hardware.\n\nSo on a recent building we put a level and a square on the frame before pricing any parts. Re-fixing it properly cures the whole list at once, and it is the answer far more often than anybody expects on a building only a few years old.
Hardware bought as part of a package
In a builder-finished floor the windows are bought as a package and the hardware inside them is where the cost was reduced.\n\nThe frames are often perfectly serviceable; the rollers, catches and hinges are not.\n\nUpgrading those in a sound frame costs a fraction of new windows and changes how the whole house behaves. We price that option first, every time, and we will say plainly when a frame genuinely is not worth keeping.
The first monsoon, which finds the shortcuts
Rain is the first real test of a recent building, and it finds the same three things: unsealed gaps where a frame meets the wall, drainage slots blocked with construction dust, and sealant applied over dust that never bonded.\n\nAll three are cheap to correct and all three produce a leak that looks alarming.\n\nSo if a newish window leaks, it is usually a finishing defect rather than a faulty window. We check those three before suggesting anything is replaced.

- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
