These houses are at the age where the original fittings are reaching the end of their lives together. Rollers, seals, catches and closers have similar lifespans, so once one fails the rest are close behind. Planning for that is considerably cheaper than reacting to it four times a year.
One survey instead of four call-outs
On a house with twenty openings, attending one fault at a time means somebody is always on site and nothing is ever finished.\n\nA single survey that lists every window, door and railing, grades it by urgency and prices it turns that into a plan.\n\nWe do that as a one-off visit and you keep the list whether or not we do the work. On a property this size it converts an unpredictable running cost into something you can schedule.
Which items genuinely cannot wait
Not everything on that list needs doing now, and it is worth saying which does.\n\nA window that has gone stiff should be dealt with, because forcing it racks the sash and turns a cheap part into a replacement. A door that no longer locks should be dealt with. A glass balustrade with any movement should be dealt with immediately.\n\nDiscoloured uPVC, a slight rattle in wind and a stiff terrace door can all wait. We mark the list that way rather than presenting everything as equally urgent.
The cheapest thing on most of these houses
Replacing hardened window gaskets across a house is inexpensive and makes a noticeable difference to draughts, dust and noise.\n\nIt is almost never requested, because a hardened gasket does not present as a fault — the window still opens and shuts.\n\nThe signs are a slight rattle in wind and more dust on the sills than there used to be. Where that describes a house, gaskets are the first thing we would do and the least expensive item on the whole list.
