The glazing in these buildings is often at high level, in roof lights or clerestory windows well above floor level. That is the defining practical issue here: the fault is ordinary and reaching it is not. So the first question on any job is how we get to it safely.
High-level glazing and how it gets reached
A window five metres up cannot be worked on from a ladder, and improvising access in a working building is not something we will do.\n\nSo these jobs need a tower or a platform, and that has to be planned and priced rather than assumed.\n\nIt makes a small repair at high level cost more than the same repair at floor level, sometimes considerably. We say so at quoting rather than arriving and explaining, because it is usually the largest single item on the price.
Doing everything at high level in one visit
Because access is most of the cost, it makes no sense to go up for one pane.\n\nSo when access is being arranged we check every high-level opening while we are up there: cracked panes, failed seals, blocked drainage, clogged ventilators.\n\nDealing with all of it in one visit costs a fraction of returning for each. On a building with high-level glazing this is the single most useful thing to plan for, and it is almost never what we are initially asked to do.
Roller shutters and the glass beside them
These units have large roller shutters, and a shutter that has run out of true does damage on its way past anything nearby.\n\nThe usual victim is the glazed section or door beside the shutter opening, which gets caught at the edge.\n\nSo when there is unexplained damage to glass near a shutter we look at the shutter's alignment first. Replacing the glass without correcting the shutter simply starts the same sequence again.
