In a warehouse the glass and doors are doing a security and weather job rather than a comfort one. So the question on any fault is what it stops the building doing — whether stock is exposed, whether an area can still be closed off, whether rain is getting to something. That decides how fast it needs dealing with.
Damage caused by vehicles rather than weather
Nearly all damage in these buildings is impact: a forklift into a door frame, a trolley into a glazed panel, a vehicle into a roller shutter guide.\n\nThat is predictable, which means it is largely preventable with barriers at the points that keep getting hit.\n\nSo when we repair impact damage we ask whether it has happened before in the same place. Where it has, fitting a bollard or kerb costs a fraction of the repeat repairs and is the actual fix.
Personnel doors beside a shutter
Most of these buildings have a small door beside the main shutter, and that door does nearly all the coming and going.\n\nIt is usually specified as an ordinary door and used like an industrial one, which is why it fails so often.\n\nSo when one wears out we would fit a heavier closer and a stronger hinge set rather than replacing like for like. It costs somewhat more once and stops the annual replacement that these doors otherwise need.
Rain getting in where the building meets itself
Water ingress in a warehouse is rarely through the glass — it comes in at junctions: where a roller shutter meets its guides, where a personnel door meets an uneven floor, where cladding meets a window head.\n\nSo when something is getting wet inside, we look at those junctions before the glazing.\n\nThe fixes are usually cheap: a new bottom seal, a brush strip, a length of flashing. Replacing a window that was never the cause is an expensive way of not solving it, and we would rather find the junction.
