In a newly handed-over tower flat almost nothing has worn out. The work is what the builder did not provide — mesh, grilles, balcony glazing, mirrors — plus whatever was not quite right at handover. Sorting those two apart is worth doing before paying for anything.
Separating additions from defects
A window that will not lock, a balcony door that catches, a seal pinched during fitting: those are defects, and they are usually the builder's to put right for a period after handover.\n\nPaying somebody else to fix them can end that cover.\n\nMesh, grilles, balcony glazing and mirrors are genuine additions and were never included. So when we survey a new flat we give you two lists. You put the first to the builder and we do the second, which is almost always the cheaper order.
Mesh on a high floor
On an upper floor mesh has to survive wind as much as keep insects out, and mesh stretched across a window and fixed at the edges will not.\n\nWind works behind it, lifts a corner free, and the rest follows quickly.\n\nSo we fit mesh in a rigid frame that seats into the window. It costs a little more, it lifts out for washing in minutes, and on a high floor it is the difference between one season and several years.
Balcony glazing and what the society has approved
Enclosing a balcony changes the building's appearance, and most societies here take a position on it — often a single approved design that everybody must follow.\n\nThat is worth finding out before ordering rather than after fitting.\n\nWhere an approved pattern exists we build to it exactly, which is the fastest route to permission. Where nothing has been decided yet, whatever the first few flats do tends to become the standard, so it is worth getting it right.

- You get a written priceIt lists each item, with GST as its own line. If anything about the job changes, we tell you before we go ahead.
- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
