Because so many of these bungalows run a practice downstairs and a household upstairs, the bathrooms divide into two kinds with quite different requirements. The family bathrooms upstairs are ordinary domestic work. The one downstairs is used by clients and staff all day, and it should not be specified as though it were domestic.
A bathroom that visitors use
A ground floor bathroom in a working house is used by people who did not choose it and will not be careful with it, several times a day.\n\nThat puts it closer to a commercial specification than a domestic one.\n\nSo the sensible fittings are the ones with the fewest moving parts: a fixed screen rather than a door, a mechanically fixed mirror, and hardware that cannot be forced the wrong way. It is less elegant than an upstairs bathroom and it lasts several times as long.
Upstairs, where it is an ordinary family bathroom
The bathrooms on the upper floor are used by the household alone and can be specified normally, which usually means a more refined enclosure than downstairs.\n\nSo we would not put the same thing on both floors, and we say that rather than quoting one specification for the house.\n\nIt is also worth doing them in the right order: the downstairs one first, because it is the one causing complaints, and the family bathrooms when it suits the household.
Noise and access during working hours
Drilling for an upstairs bathroom carries straight down into rooms where somebody is meeting a client.\n\nSo the drilling window has to be agreed with the practice as well as the household, and those are not always the same conversation.\n\nWe ask directly what happens downstairs and when, and plan the noisy block around it. It takes one question at booking and it prevents the most predictable friction in a building that is doing two jobs at once.
