The short answer

A leaking uPVC window usually has blocked drain slots, the small slots that let water out. A cracked joint where the frame meets the wall comes next. The sash, the part that opens, can also drop away from its rubber seals. Most are repaired in one visit, on the window you have.

  1. The drain slots in the frame are blocked

    How to tell
    Water gathers along the bottom of the frame in rain and spills over the inside edge. With the window open, you can see small slots along the bottom of the frame. If they are packed with dirt, the water has nowhere to go.
    What we do
    We clear the slots on the inside and the outside of the frame. Then we run water into the frame and watch it leave before we go.

  2. Water is getting in beside the frame, not through it

    How to tell
    The damp patch starts on the wall beside or under the frame. The inside of the frame itself stays dry. uPVC frames move slightly in heat, and hard filling around them cracks.
    What we do
    We test the outside of the frame with water to find the exact entry. We cut the cracked filling out and seal the joint with a sealant that flexes.

  3. The gaskets have gone hard

    How to tell
    Gaskets are the soft rubber strips the sash closes against. Old gaskets feel hard, look shiny or have split at the corners. Driven rain then leaves a wet line along one edge.
    What we do
    We check the whole window first, because a blocked drain can look like a failed gasket. If the gaskets have truly worn, we price new ones before fitting them.

  4. A hinged sash has dropped out of square

    How to tell
    This happens on uPVC windows that swing open. The sash rubs the frame as it closes, and the handle turns stiffly. A gap opens at one corner, and rain gets in there.
    What we do
    We lift the sash square on its hinges and adjust the catches in the frame. The sash then presses evenly on its gaskets all round.

  5. A sliding uPVC sash is riding on worn rollers

    How to tell
    uPVC sliding sashes are heavy, and they sit on small wheels called rollers. Worn rollers let the sash drop and tilt. Water and dust come in at one corner, and the lock turns hard.

What you can check first

  • Open the window on a dry day and look for small slots along the bottom of the frame.
  • Pour a little water into the bottom of the frame and see whether it runs away.
  • Press the rubber around the sash with a fingertip to feel whether it is still soft.
  • Close the window on a sheet of paper at each corner and see if it pulls out easily.
  • Notice whether the handle has become harder to turn, which points to a dropped sash.

Common questions

Are uPVC windows meant to have slots at the bottom?

Yes. uPVC windows are made with drain slots, because a little rain gets into any frame. The slots let that water run back outside. Do not seal them shut, or the water will come inside instead.

Can a uPVC window cause damp on the wall under it?

It can, when the joint at a bottom corner leaks. But water from a cracked sunshade (chajja) or the floor above looks much the same. Our water test shows which one it is. Wall and sunshade leaks need a waterproofing contractor, which is a different trade from ours.

Why has my uPVC window started leaking when it used to stay dry?

Something has changed slowly. Dirt fills the drain slots, gaskets harden in sun, and a heavy sash settles a little. None of this shows until heavy rain tests the window. Each one can be repaired without changing the window.

Why does water come in at the bottom of my uPVC window?

The bottom of the frame is where rain collects before it drains out. When the slots block, that water rises and spills over the inside edge. A dropped sash can also leave a gap along its lower edge. Clearing the slots is usually where we start.
