The short answer

A sliding track catches some rain and lets it out through drain slots in the frame. When the slots block, water stands in the track and spills over the inside edge. Worn rubber and brush strips can also let in more rain than the track can clear. Both are usually put right in one visit.

    How to tell
    The track began to fill after someone sealed around the window. Look for a line of silicone or filler running across the slots. Some people close the slots by mistake, thinking they are the leak.

  3. Worn seals let too much rain into the track

    How to tell
    The track floods only when rain blows hard at the window. The seals on the shutter, the part that slides, look flat or patchy. Water may also run down inside the edge of the glass.
    What we do
    We fit new rubber or brush strips matched to the gap along the shutter edges. Less blown rain then reaches the track, and the slots can keep up.

  • Pour a cup of water into the track and watch whether it runs away or stays.

How much water in a sliding window track is normal?

Some water during heavy rain is normal. The track is built to hold it for a short time and let it out. Water still standing long after the rain stops is not normal. It means the slots are not draining.

Can standing water in the track harm the window?

It can. Standing water rusts the small wheels under the shutter, so the window starts to drag. It also leaves dirt that blocks the slots further. Clearing the drainage early saves you that trouble.

How do I keep the drain slots clear after the repair?

Vacuum or brush out the track from time to time, and more often before the rainy season. Do not push wire hard into the slots, because it can pack the dirt deeper. Keep the slots open, and do not cover them with sealant.

Why does the track fill up when the slots look open?

The opening you can see may be clear while the path behind it is packed. Some frames also have a matching slot on the outside that is blocked. Worn seals can let in more rain than open slots can drain. Testing the track with water tells us which it is.
