Balconies in these towers are compact and they are usually the flat's only outdoor space. Enclosing one gains a room and loses that, and it is a decision worth making deliberately rather than by default, because it is expensive to reverse once it is done.
What you gain and what you give up
Glazing a small balcony turns it into usable floor, which in a compact flat is genuinely valuable.\n\nWhat goes is the only place in the home where you can stand outside, and people underestimate how much that is missed.\n\nSo the middle answer is usually the right one: fully sliding panels that open the balcony up completely when you want it and close it when you do not. It costs more than fixed glazing and it keeps both options, which fixed glazing does not.
Drainage on an enclosed balcony
Rain will get past any sliding track, so an enclosed balcony still needs somewhere for water to go.\n\nSealing the base solid is the common mistake: water collects with no outlet, sits in the frame and corrodes it from inside.\n\nSo we keep the existing outlet clear and build a drainage path into the base rather than closing it off. It is invisible when finished and it is the difference between an enclosure that lasts and one that rots at the bottom rail.
Mesh that survives at height
On an upper floor mesh has to cope with wind as much as insects, and mesh stretched across an opening and fixed at its edges will not.\n\nWind gets behind it, lifts a corner and the rest follows quickly.\n\nSo we fit mesh in a rigid frame that seats into the window. It costs a little more, it lifts out to be washed in minutes, and at this height it is the difference between one season and several years.
