In an industrial unit the glass and doors are doing a security and weather job rather than a comfort one, and the buildings here are old enough that a lot of that fabric is tired. So the first question on any fault is what it stops the building doing — whether stock is exposed or an area can no longer be closed off.
Shutters, and the glass they damage
Nearly every unit closes behind a rolling shutter, and once the guides wear the shutter runs out of true and starts catching whatever is beside it.\n\nThat produces chips along the edge of a glazed panel or a personnel door, and eventually takes the panel out entirely.\n\nSo when there is unexplained damage near a shutter we look at the shutter's alignment before replacing anything. Fitting new glass behind a shutter that is still catching simply restarts the same sequence.
Grilles and glazing on a unit that stands empty at night
An industrial unit is unoccupied for most of the day and all of the night, which changes what its glazing has to do.\n\nPlain toughened glass is hard to break and, once broken, leaves an open hole. Laminated glass holds together and stays in the frame even after repeated impact.\n\nSo on accessible openings — ground floor windows, office glazing visible from the yard, personnel door panels — laminated is worth the difference. It can usually be retrofitted into existing frames without replacing them.
Where the rain actually gets in
Water ingress in these buildings is rarely through the glass. It comes in at junctions: where a shutter meets its guides, where a door meets an uneven floor, where cladding meets a window head.\n\nSo when something is getting wet inside we look at those junctions first.\n\nThe fixes are usually cheap — a new bottom seal, a brush strip, a length of flashing. Replacing a window that was never the cause is an expensive way of not solving the problem, and it happens a lot.
