In a recently handed-over flat almost nothing has worn out, so the list divides cleanly into two: things that were not quite right at handover, and things the builder never included. Knowing which is which before paying for anything is the most useful thing we can do on a first visit.
Two lists, not one
A window that will not lock, a balcony door that catches, a seal pinched during fitting: those are defects, usually covered by the builder for a period after handover.\n\nPaying somebody else to put them right can end that cover.\n\nMesh, grilles, balcony glazing and mirrors are genuine additions and were never included. So we give you two lists after surveying a new flat. You put the first to the builder and we do the second, which is almost always the cheaper order.
The three things the first rains always find
Rain is the first real test of a new building, and it finds the same three things every year: unsealed gaps where a frame meets the wall, drainage slots blocked with construction dust, and sealant applied over dust that never bonded.\n\nAll three are cheap to correct and all three produce a leak that looks alarming.\n\nSo if a new window leaks in its first rains it is nearly always a finishing defect rather than a faulty window. We check those three before suggesting anything is replaced.
Condensation, which is not a fault
In the first winter people find water on the inside of their window glass and assume something has failed.\n\nThat is warm damp air meeting cold glass, and it means the room needs ventilating rather than the window needing replacement.\n\nWhat is worth acting on is a door that has begun to bind as the frame settles, which is usually an adjustment rather than a replacement. We would rather explain the difference than take money for a window that was never wrong.

- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
