People assume a higher floor is quieter, and beside a road like this it frequently is not. Traffic noise carries upward and there is less between a high flat and the highway than there is lower down. That surprises owners, and it changes what is worth doing about it.
Why a higher floor can be noisier
At ground level, walls, trees and the buildings in between absorb and block a great deal of road noise.\n\nHigher up there is nothing in the way, so sound travels to the flat almost directly.\n\nSo a twelfth floor facing a highway can genuinely be louder than a third floor behind a wall. It is worth knowing because people buy higher expecting quiet, and then look for a fault in the window when the real answer is the position.
What actually reduces it
Traffic noise is low and continuous, which is the hardest kind to stop, and a single pane does very little.\n\nTwo panes with a sealed gap work considerably better, especially at different thicknesses so they do not resonate together.\n\nBut any gap undoes it: an unsealed opening light or a balcony door without a proper seal lets through more than the glass ever stops. So the seals get as much attention as the specification, and they are far cheaper to deal with first.
Working on a high floor from inside
Nothing on the external face of a tower can be reached safely from a flat or a balcony edge, and we will not attempt it.\n\nInternal work — gaskets, rollers, catches, mesh, internal glass — we do normally.\n\nAnything on the outside face goes through the society's facade access. We tell you at the first visit which side of that line a fault sits on, so you are not waiting on us for something that is not ours to do.
