These flats have been lived in long enough that the enclosures supplied with them are wearing out, while the bathrooms around them are generally still sound. So this is a replacement rather than a first fitting, and the question worth asking is how much of the existing installation can be kept.
Keeping the glass, changing what holds it
Toughened glass does not wear out. Hinges, seals and fixings do, and in a builder-supplied enclosure those are exactly where cost was taken out.
So where the panels are undamaged, re-hanging them on proper hardware costs a fraction of a new enclosure.
The limit is the drilled holes, because toughened glass cannot be re-drilled and new hinges have to match the existing centres. We measure those before recommending it, and say so plainly where they do not match.
The strip along the bottom of the door
When an older enclosure suddenly starts letting water onto the floor and nothing else has changed, it is nearly always the clear strip along the bottom edge of the door.
That strip is a wear part: it hardens, turns brittle, splits, and stops directing water back inside.
It is an inexpensive part and a short job, and it is worth trying before assuming anything larger has gone wrong. A good share of the enclosures we are asked to replace here need that and nothing else.
Getting the old glass out of the building
Broken toughened glass is a large volume of sharp granules, and a society will rightly object to it going into the common bins.
So we bring proper containers and take the old enclosure away the same day.
It is worth confirming that with anybody doing work in a flat here, because waste left in a common area is the fastest way to a complaint and sometimes to a deduction from a fit-out deposit. We quote it in rather than treating it as an extra.
Write the Crossings Republik reuse decision panel by panel
We photograph each pane, mark its existing holes and inspect every edge before promising to reuse it. The written scope then says keep, re-hang or replace beside that exact panel. Hinges can only be upgraded when their centres match the holes already in toughened glass. A bottom seal can be changed without disturbing a sound door. Corroded channels and loose wall fixings are assessed separately.
This prevents one damaged fitting from turning into a full-enclosure quote, but it also avoids pretending every old component can stay. You can compare the price of a controlled repair with a complete replacement using the same item list and the same removal plan.
How the job works
- Tell us about the jobSend a few photos, rough sizes and what you need. Use WhatsApp or the form. For a repair, a short video of the door moving helps a lot.
- We call you back in about 2 minutesWe confirm what you need and a time to visit. Where we can, we give you a rough price on the call.
- We come and measureWe measure the opening and check the walls, floor and ceiling around it. Anything made to size is made to these measurements, so they must be right.
- You get a written priceIt lists each item, with GST as its own line. If anything about the job changes, we tell you before we go ahead.
- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
