These flats have been lived in long enough that the enclosures supplied with them are wearing out, while the bathrooms around them are generally still sound. So this is a replacement rather than a first fitting, and the question worth asking is how much of the existing installation can be kept.
Keeping the glass, changing what holds it
Toughened glass does not wear out. Hinges, seals and fixings do, and in a builder-supplied enclosure those are exactly where cost was taken out.\n\nSo where the panels are undamaged, re-hanging them on proper hardware costs a fraction of a new enclosure.\n\nThe limit is the drilled holes, because toughened glass cannot be re-drilled and new hinges have to match the existing centres. We measure those before recommending it, and say so plainly where they do not match.
The strip along the bottom of the door
When an older enclosure suddenly starts letting water onto the floor and nothing else has changed, it is nearly always the clear strip along the bottom edge of the door.\n\nThat strip is a wear part: it hardens, turns brittle, splits, and stops directing water back inside.\n\nIt is an inexpensive part and a short job, and it is worth trying before assuming anything larger has gone wrong. A good share of the enclosures we are asked to replace here need that and nothing else.
Getting the old glass out of the building
Broken toughened glass is a large volume of sharp granules, and a society will rightly object to it going into the common bins.\n\nSo we bring proper containers and take the old enclosure away the same day.\n\nIt is worth confirming that with anybody doing work in a flat here, because waste left in a common area is the fastest way to a complaint and sometimes to a deduction from a fit-out deposit. We quote it in rather than treating it as an extra.
