In a newly built house the work is fitting rather than repairing: safety grilles, staircase and terrace railings, mosquito mesh. All of it is easier before the house is furnished, and the heights and positions are decided once and lived with for years, so they are worth getting right.
Railing heights, which are decided once
A staircase or terrace railing is a safety item first, and its height is the thing nobody revisits.\n\nToo low is dangerous and looks wrong; unnecessarily high closes in a stair and blocks light.\n\nSo we set heights on site against the actual stair and the actual terrace rather than to a number off a drawing, and we check the gap below the bottom rail as well — a gap large enough for a small child to go under is the detail most often missed on an otherwise careful job.
Grilles fitted before the furniture
Fitting grilles into a finished, furnished house means working around belongings and protecting floors and paint.\n\nIn an empty house it is quicker, cleaner and cheaper, and there is nothing to damage.\n\nSo the window grilles, the mesh and any railing are worth doing before you move in rather than after. It is the same work either way; what changes is the time it takes and the risk to a house that has just been finished.
An opening section in every bedroom
A fixed grille across the only window of a bedroom is also a blocked escape route, and on a new house that is a decision being made from scratch rather than inherited.\n\nSo we fit an opening section with a simple internal catch on at least one window per bedroom.\n\nIt is no weaker from outside, it costs a little more, and it is the version we would want in our own homes. It is much easier to specify now than to retrofit into a grille already welded up and painted.
