Where a residential street backs onto industrial plots, the rear of the house faces open ground and quiet at night rather than neighbours. That makes the back elevation the one worth attention, and it is consistently the least maintained part of these houses because nobody looks at it.
The elevation nobody inspects
Faults develop unnoticed at the back of a house: a rusted grille, a window that no longer locks, a gate hinge that has gone.\n\nBy the time they are noticed they have usually progressed well beyond where they would have been cheap.\n\nSo when we are called about anything here we offer to look at the rear as well. It takes a few extra minutes and it routinely finds two or three things that are inexpensive now and considerably more later.
Grilles and gates at a quiet boundary
A rear boundary facing open ground is approached differently from a street frontage, and ground floor openings there are worth specifying properly.\n\nMost grilles here are mild steel fixed decades ago, and rust starts inside the joint where the section meets, so paint hides the condition.\n\nWe check joints by hand rather than by eye, cut out and re-weld what has failed, and repaint the whole run. Where several joints have gone through, replacing in aluminium usually costs less than repairing twice.
Windows that face open ground
A rear window with nothing behind it takes more weather and more airborne dust than one facing a street of houses.\n\nThat shows up as tracks filling faster, gaskets hardening sooner and drainage slots blocking.\n\nSo the back windows genuinely need a shorter maintenance cycle than the front ones, and clearing the tracks and drainage slots once a year before the monsoon prevents most of it. It takes a few minutes per window with a vacuum.
