Flats here are at the age where the fittings supplied with them are all reaching the end of their lives together. Rollers, seals, catches and closers have similar lifespans, so once one has gone the rest are close behind. Dealing with that as one planned visit is far cheaper than four call-outs.
One visit for the whole flat
Travel and setting up are most of the cost of any small repair, and they do not increase because there are six things to look at rather than one.\n\nSo a stiff window, a torn mesh, a handle that has snapped and a mirror spotting at the edge are best treated as a single job.\n\nIt is worth walking round before calling. Most households find three or four things once they look, and told in advance we bring the parts for all of them rather than coming back.
Gaskets, which are the cheapest real improvement
Replacing hardened window gaskets across a flat is inexpensive and makes a noticeable difference to draughts, dust and noise.\n\nIt is almost never requested, because a hardened gasket does not present as a fault — the window still opens and shuts.\n\nThe signs are a slight rattle in wind and more dust on the sills than there used to be. Where that describes your flat, the gaskets are the first thing we would do and the least expensive item on the list.
The balcony door, which does the most work
A full-height sliding balcony door is the heaviest moving thing in the flat and it wears its rollers faster than any window.\n\nThe symptom is a door that has become hard to slide, and the usual response is to push harder, which damages the track.\n\nChanging rollers means lifting the panel out and back, which needs enough people to do safely inside a flat. It is not a one-person job on a door that size, and attempting it as one is how the glass gets broken.
