Why a builder's enclosure gets replaced

A developer buys enclosures in quantity to a price, and the saving is made in the hinges, seals, handle and fixings rather than in the glass.\n\nThose are invisible at handover and they are what fails, usually within a few years.\n\nSo a buyer frequently pays for an enclosure in the flat price and then pays again to replace it. Asking for it to be omitted, where the builder allows that, means paying once for something specified properly.

What is worth asking to have left out

The realistic list is short: the shower enclosure, the mirror, and sometimes the wardrobe internals.\n\nThose are the items where the builder's version is most often replaced and where the saving is worth having.\n\nEverything structural, waterproofed or tiled you want them to do, because doing it later means opening up finished work. So the rule is to accept what is built into the fabric and question what is simply fitted to it, which is a useful way to read a specification generally.

If it is already fitted

Where the flat comes with an enclosure and you are not happy with it, the answer is rarely to replace the whole thing immediately.\n\nThe glass is normally sound, and upgrading the hinges and seals on the existing panels costs a fraction of a new enclosure.\n\nSo we would measure the existing hole centres and see whether better hardware fits them. Where it does, you get an enclosure that works properly for a small outlay; where it does not, at least the decision is made knowing that.
