Sohna Road offices are mid-size: a suite of four to eight cabins rather than a whole corporate floor plate, usually for a company of thirty to a hundred people. The complication here is structural rather than administrative. Most of these buildings sit on a retail podium, and that decides how the glass gets in.
The podium decides the delivery, not your office hours
Materials cannot cross a mall floor. So these buildings have a separate service route - a back entrance, a dedicated goods lift, sometimes a basement approach - and it runs on its own schedule.
That schedule is tied to when the retail is closed, not to when your office is open. Which means the delivery window is often early morning or late evening even though the fitting itself could happen at eleven.
We ask which service route your building uses and what its hours are at the enquiry rather than after. A fit-out planned around office hours in a building whose goods route runs on retail hours is a fit-out that will be re-planned, and re-planning costs a week.
Sizing a suite that will grow
Companies on this road tend to be at the size where headcount moves in steps, and a partition layout that is exactly right for today is often wrong within eighteen months.
That argues for an aluminium-framed system rather than frameless glass, and the reason is specific rather than general. Framed panels unbolt and can be re-set in a different layout using the same glass. Frameless panels have their fixing holes drilled before toughening, so they can only go back into an opening of the same size.
So if you expect to re-plan, say so at the start. It changes what we build rather than what it costs, and it is the difference between moving a wall and buying new glass.
Air conditioning, and the wall that ruins it
This is the detail most often missed at the drawing stage on a suite fit-out, and it is expensive to correct afterwards.
A partition that lands between a supply grille and the room it was serving leaves one cabin cold and the next one airless. The ceiling grid does not move to suit the layout, and the glass certainly does not once it is made.
So while we measure we look at the ceiling grid and the grille positions, and we flag where a wall wants moving by a foot to sit on a grid line and keep each room served. It is a five-minute conversation before the panels are cut and a genuinely awkward problem after.
