Most offices around the District Centre are leased rather than owned, and that single fact should shape the whole fit-out. What you can fix to, what you must reinstate at the end, and what you can take with you are worth settling before anything is ordered rather than at the end of the lease.
What a landlord will usually allow
Leases in these blocks commonly restrict drilling into the slab, altering the ceiling grid and touching the facade.\n\nA partition can be designed around all three: fixed to the floor screed rather than the structural slab, stopping at the ceiling grid rather than passing it, and standing clear of the external wall.\n\nSo we ask what the lease says before designing anything. It is much easier to design within a restriction than to remove work that breached one, and the reinstatement clause is where that becomes expensive.
A fit-out you can take to the next office
If the lease has a few years left, a demountable partition system is usually the better investment than a fixed one.\n\nThe glass, the frames and most of the hardware can be taken down, transported and re-erected, with only consumables lost.\n\nIt costs somewhat more to install. Against the cost of building a fixed fit-out twice, and reinstating the first one, it is usually the cheaper path overall. We price both so the comparison is visible rather than assumed.
Reinstatement, planned at the beginning
Almost every lease here requires the floor to be handed back as it was found, and that cost lands at the worst possible moment.\n\nWhat makes it expensive is damage that cannot be made good: holes in a structural slab, a cut ceiling grid, fixings into a facade mullion.\n\nSo we photograph the floor before starting and design to avoid those specific things. It costs nothing at the start. It is frequently the largest avoidable expense in the whole life of an office fit-out.
