A Cyber City partition job is a managed-building job before it is a glass job. The floor plate is usually large, the programme is usually a main contractor's, and the building has written rules that decide when work happens and how material arrives. Everything else follows from those three.

Reading the fit-out manual as a pricing document

The manual is not paperwork to be filed. It is the document that tells us what the job costs.

It names the permitted work window, which decides whether this is a day job or a night job. It names the nominated materials lift, which decides how many trips the panels take. It states the insurance the contractor must carry and whether hot work is allowed at all.

So we read it before quoting, and we price from it. A floor restricted to 10pm-6am is a different labour number from the same floor in daylight, and the difference is several shifts. Quoting without the manual produces a number that will change, which helps nobody.

Sequencing a floor across night shifts

Night work has a rhythm that a day job does not, and planning to it is most of the skill.

Each shift has a setup at the start and a clear-down at the end that cannot be skipped, because the floor is handed back to the building in the morning. That overhead is fixed per shift, so the aim is fewer, fuller shifts rather than more, shorter ones.

Which means we size each night's work to a section that will genuinely complete - a run of cabins, a meeting room - rather than starting across the whole floor. A partly-glazed cabin left standing at 6am is unsafe and will be stopped by the building, which costs a shift rather than an hour.

Where glass belongs in the trade order

After ceilings and flooring are substantially finished. Before final finishes, painting touch-up and furniture.

Earlier than that and every following trade damages the panels. This matters more with toughened glass than with almost any other material, because a chipped panel cannot be repaired - it is remade, and that is three to five working days back into a programme that had no slack in it.

We will say so if the programme puts us in the wrong slot, and we will hold our slot if it puts us in the right one. On a contractor-run floor the panel schedule and fitting sequence go over in advance, and the price separates glass, fittings and labour so it can be compared properly.

Our contractor wants glass in early. Is that a problem?

Usually yes, and we will say so before agreeing the slot. Glass fitted before ceilings and flooring are substantially done gets damaged by every trade that follows, and toughened panels cannot be repaired - a chipped one is remade, putting three to five working days back into a programme with no slack. The right slot is after those trades and before final finishes.

Can you provide the documents the estate office asks for?

Yes - the team list with ID details for gate passes, our insurance, the material schedule and the drawing. The pass itself is issued by the building, so the request normally goes through the tenant or the main contractor. Start it when the order is placed and it runs alongside the three to five days the glass takes to toughen, so it adds nothing to the programme.

Is the rate per square foot of glass or of floor?

Glass, always. It is the most common reason a price looks higher than people expect. A 10 x 8 ft cabin sounds like 80 sq ft. But if three sides are glass and each is eight feet tall, that is about 216 sq ft. Your written price shows the glass area so you can check the maths.

Is GST included in these prices?

No. Every rate on this site is before GST. Your written price shows the amount and the GST as two separate lines, so there is no surprise at the end.
