The typical Nehru Place job is a single floor of a single tower: four to six cabins, a meeting room, a reception front, for an IT or trading firm of twenty to a hundred people. It is a well-understood job. The two things that shape it are the age of the lift and the length of your lease.
What an eighties lift allows
These towers went up in the early eighties and the lifts are the original size. Most will not take a panel much over six and a half feet on the diagonal, and service lifts are rare.
So the lift car and door are measured before the office is. That is not backwards: the room can be laid out several ways, and the lift cannot be changed at all.
Once the limit is known, panel sizes are set to it. A full-height run in a Nehru Place suite usually needs one slim vertical connector, which is a normal detail here. It is invisible at conversational distance, and it means every panel arrives in one piece rather than one being stranded downstairs.
Building for a lease you will not renew
Almost every suite here is leased, frequently on short terms, and the landlord usually has a view about the condition it comes back in.
An aluminium-framed system bolts to the slab and the ceiling grid. At handover it unbolts and the space is as it was. It can also be re-planned mid-lease, which for a growing team is a real advantage rather than a theoretical one.
Frameless glass on patch fittings looks considerably better and is drilled into the structure. Removing it means making good.
Neither is the right answer in general. We ask how long the lease has to run and what the landlord expects at the end, and that question decides the build rather than the price.
Fitting out around a floor that is still working
Most of these suites cannot be emptied, so the work is sequenced rather than done all at once.
We take one area at a time and finish it before opening the next. Cutting and drilling happen early in the day and are contained. Each evening the floor is left usable rather than mid-job, because a working office cannot have three half-built rooms across it.
Where a floor can be cleared for a weekend, say so. It is faster and cheaper, because the team is not working around desks, and for most suites of this size a Saturday and Sunday is enough for the whole fit-out.
