Getting approval, booking access, working within permitted hours and satisfying the building's requirements is where these jobs are won or delayed.
What a managed building will want to see first
Most towers here require a fit-out submission before work starts: a drawing, an insurance certificate and a list of people coming in.\n\nThat is usually a few days rather than a formality, and starting it late delays everything behind it.\n\nSo we prepare what the building needs at the same time as quoting rather than after the order. It costs nothing to do early, and it is the single most common reason a fit-out start date slips in a tower like these.
Booking a lift for glass
Large panels go up in a service lift, and in a managed building that lift has to be booked and usually padded.\n\nIt is also shared with every other tenant moving anything that week.\n\nSo the delivery date depends on the building's schedule as much as ours, and we confirm the slot before the glass is made rather than after. Glass finished and waiting for a lift slot sits somewhere it can be damaged, which is exactly what we are trying to avoid.
Working within permitted hours
These buildings restrict noisy work to certain hours, often outside normal office time, to protect the tenants around you.\n\nThat splits the job: drilling and fixing in the permitted window, quieter glazing and sealing during the day.\n\nSo a fit-out that would take two continuous days in an empty building takes longer here, and it is better to plan for that than to discover it. We set the programme against the building's rules and tell you the real dates rather than the optimistic ones.
