The short answer
A door closer that leaks oil has failed inside, and it cannot be repaired, only replaced. The closer is a floor spring under a glass door, or an arm on a framed door. A new closer is usually fitted in one visit. Until then the door keeps working, but it starts to slam as the oil runs out.

The floor spring is leaking
- How to tell
- A frameless door is pulled shut by a floor spring, a closer fitted into the floor. A dark, oily ring spreads around its cover plate. The door closes faster or stops short as the oil goes.
- What we do
- We take the door off and fit a new unit in the same floor box. That box is usually still sound. Then we hang the door and set how it closes.

- How to tell
- On aluminium, uPVC and some office doors, the closer is the arm across the top. Oil runs down the door or the frame, or drips onto the floor below it.
- What we do
- We take the leaking closer off the frame and door, and fit a new one. Then we set its speed so the door shuts gently.

- How to tell
- The door is heavy or busy, like a shop front, and its last closer leaked soon after fitting. The same fault comes back with each new unit.
- What we do

- How to tell
- The door is often flung open, or caught by wind, and swings until the wall stops it. The wall or the handle shows marks where they meet.
- What we do
- A stopper, a small steel dome fixed where the door lands, will not cure a leak. The closer still has to be changed. Fitted alongside it, the stopper ends the hard knocks that strain the door's fittings.

What you can check first

- Wipe a tissue across the floor beside the closer cover and see if it comes up oily.
- On a framed door, look below the closer arm for oil marks on the door or frame.
- Notice whether the door has started closing faster, or stopping short, in recent weeks.
- Check whether the door ever swings all the way until the wall stops it.
- Do not add oil to the closer, because the oil that slows the door is inside it.

Can a leaking door closer be topped up with oil?
No. The oil works inside the closer. Once it starts to leak, the unit does not recover. Oil added from outside only spreads on the floor. Replacing the closer is the only lasting fix.
Is a door with a leaking closer safe to keep using for now?
For a short while, with care. It gets worse as the oil runs out, and the door starts to slam. Each slam sends a shock into the glass, so change the closer before that stage. Wipe spilled oil off the floor, so nobody slips on it.
Will the oil stain come out of a stone or marble floor?
Fresh oil usually wipes off a hard floor with a floor cleaner. A stain soaked into stone needs a floor polishing service, and we do not do that work. A new closer stops more oil reaching the floor.
Does the floor have to be dug up to change a leaking floor spring?
Usually not. The closer sits in a metal box in the floor, and a new unit usually fits that box. More work is needed only if the box has rusted or shifted. We tell you before starting anything like that.
