Anything that moves in a building hangs on two or three small parts. A floor spring under a glass door. A pair of rollers under a slider. A hinge, a lock, a handle. Those parts carry the whole weight of the door, every day, for years. When one wears, the door slams, drags, misses its lock or hangs loose. The door is fine. We change the part, at one fixed price, usually in one visit.
Floor springs and door closers
A floor spring is the closer set into the floor under a glass door. It holds oil, and it is what pulls the door shut and slows it at the end. When the oil goes, the door slams, or it stops closing on its own, or it leaks a dark patch on the floor.
An overhead closer does the same job from the top of a framed door. It drifts open or bangs shut when it has worn.
We lift the door off, change the spring or the closer for one rated for the weight of the door, set the closing speed and the final snap, and hang the door back. The glass is not touched. A door on a shop or an office is done at night or on a Sunday if it must stay open by day.
Rollers and bogies
Every sliding panel runs on rollers, and every roller has a bearing that grit gets into. When it seizes, the panel drags and drops. We change rollers as a pair rated for the weight of the panel: heavy-duty for a glass slider, standard for an aluminium window, a matched bogie for a uPVC track.
The track is dressed at the same time, which means the worn groove is filed smooth. Skipping that is why new rollers sometimes fail within months.
Locks, keepers and cylinders
A lock that will not catch is nearly always a door or a shutter that has dropped, so the latch misses its keeper. We set the door first, and change the lock only if it still fails.
A patch lock on a frameless glass door, a hook lock on a sliding door, a multipoint gear in a uPVC door, a mortice lock in a wooden door and a cylinder that has stopped taking its key are all changed on the same visit. The keeper is aligned to the new lock, so it catches without a push.
Hinges, patch fittings and handles
A hinged door that drops at one corner has worn hinges, or hinge screws that have pulled loose in a wooden frame. We change the hinges as a pair and re-hang the door square. On a frameless glass door the hinges are patch fittings, the metal clamps at the top and bottom, and they are changed in the same way.
Shower door hinges, wardrobe hinges and soft-close kitchen hinges are all part of this.
A handle that is loose, spins or has snapped is changed for one that fits the same holes. H handles and pull handles on glass doors, lever handles on uPVC, latch handles on aluminium and knobs on cupboards are all carried.
Drawer channels, gas lifts and the small parts
A drawer that sticks or tips runs on a worn channel, and the pair is changed for one rated for its weight. A storage bed whose lid will not stay up has a gas lift that has lost its pressure. A wardrobe shutter that hits its neighbour has a hinge that has dropped. Magnets, stoppers, catches and glass door stoppers are changed on the same visit.
We do the mechanical part on wooden and steel things. We do not do carpentry, welding, polishing or painting, and we say so on the call if your job needs one of those.
What it costs, and how fast we come in Bengaluru
Every part is one fixed price, supplied and fitted, and the size of the door does not change it. The prices are on this page and they are the prices we charge. If we come only to fit one small part, we charge for the visit. If it is fitted as part of a bigger job, we do not.
