The repair calls from Marathahalli follow the housing. Many flats here were fitted out cheaply and quickly when the buildings went up. So the parts that wear out have now worn out. Sliding shower doors off their track. Hinges rusted through. And office doors that have dropped and no longer shut.
Sliding doors, and why they come off
A sliding shower door runs on rollers in a track. When it starts to catch, jump or come off, it is nearly always the rollers or the track. Sometimes the track was never set level when it went in.
We check the level before we re-hang anything. Put a door back on a track that is not level and it will drift open by itself, and come off again within months.
When rollers or a track need changing, we fit ones made for the weight of the door. We do not fit the lightest ones that will just about go on.
What is worth repairing and what is not
If the glass is sound and only the hinges, rollers, seals or handle have gone, that is a real repair. It costs a small part of a new enclosure.
Sometimes the frame has rusted, the seals have gone hard and the silicone has failed. Fixing one of the three then lasts a few months. No more than that. Then you pay for the visit twice.
Send a photo of the door edge and the bottom track. That usually tells us which one you have before anyone travels, and it means the right parts are on the van the first time.
Window gap sealing and double glazing against road noise
The Outer Ring Road through Marathahalli is loud all day. A window with a gap round its frame lets that noise straight in. Mosquitoes come through the same gap, past the mesh of any mosquito net. So we start at the joint between frame and wall. Where the old filler has cracked, we cut it out and seal the joint again. Inside an aluminium window, a rubber strip holds the glass. When that rubber shrinks, the glass rattles. We fit new rubber all round.
If the room is still too loud, we can fit double glazing. That is two panes of glass with a sealed gap between them.
In the flats of Kundalahalli, AECS Layout and Munnekollal, we also repair sliding windows and uPVC windows. Usually only a handle, a roller or a lock needs changing.
