Many houses here are let out a floor at a time. So a repair usually involves at least two people. Whoever noticed the problem, and whoever pays for it. Sorting that out before we come saves a wasted trip more often than anything technical does.
Who needs to be there
We need one person on site who can let us in and approve the work.
If the tenant reported it and the owner is paying, settle that before we arrive. Some repairs need a decision on the spot, such as replacing a panel instead of adjusting it. Those stop dead if nobody there can say yes.
A broken panel on a shared stair is the common case. It belongs to everybody. So we quote it once and send it to whoever asked us to come.
What breaks in these houses
Staircase railing panels take the most damage, usually from furniture going up.
A cracked or chipped railing panel is not something to leave. Toughened glass (safety glass) gets its strength from the surface and the edges. Damage there means the panel can break later without being touched. On a stair, that is not worth risking.
After railings it is window glass and shower doors. Both are simple. A railing panel is made to size and needs a second visit. A shower door usually needs a hinge or a roller, and that is one visit.
Every sliding window in the house on one visit
A Nagarbhavi layout house has many windows, often on more than one floor. So we plan window repairs by the house, not by the window. Tell us how many are stiff, and we bring rollers for all of them. Rollers are the small wheels a sliding window runs on. Changing them all in one visit saves you a second trip.
While a shutter is out, we clean its track and clear the drain holes. That matters before the monsoon, because a blocked track holds rain. On a uPVC window we also check the handle and the locking points.
The same visit suits measuring for mosquito nets. Each mesh frame is made to its own window. So we fit all of them together on a later visit. A wide balcony doorway can take a sliding net door beside the glass.
How the job works
- Tell us about the jobSend a few photos, rough sizes and what you need. Use WhatsApp or the form. For a repair, a short video of the door moving helps a lot.
- We call you back in about 2 minutesWe confirm what you need and a time to visit. Where we can, we give you a rough price on the call.
- We come and measureWe measure the opening and check the walls, floor and ceiling around it. Anything made to size is made to these measurements, so they must be right.
- You get a written priceIt lists each item, with GST as its own line. If anything about the job changes, we tell you before we go ahead.
- We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.
