So much here is new that repair work looks nothing like it does in the old parts of the city. It is rarely wear. It is a panel chipped while the flat was being finished. Or a shower door hung by whoever finished the bathroom, and never set right. Both are worth fixing early rather than living with.
A chipped edge in a brand new flat
A chipped or cracked toughened panel is worth replacing, not watching. Toughened glass is safety glass. Damage to the edge takes away its strength, and it does not crack slowly. When it breaks, it breaks fully.
On a stair railing in a villa, or a full-height panel beside a walkway, that is not a risk worth taking.
If the damage happened at handover, take a photo before anything is moved. It is far easier to raise with a builder while the site office is still on the project than a year later.
Builder-fitted doors that were never adjusted
A very common call here is a shower door that slides open, will not latch, or catches from the day it was fitted.
That is almost never the glass. It is a hinge out of line. Or a floor spring never adjusted. Or a track that was not set level before the door went on.
Setting it right is usually a short visit. Send a short video of the door moving. We can normally tell you the cause before anyone travels. That is quicker for you than a visit just to look.
Build one Kanakapura Road handover snag list
Walk through the property once and record every moving or glazed item that worries you. Film doors that drift, scrape or refuse to latch. Photograph chips with a coin beside them for scale. Note window locks that need force and balcony panels that move when pressed gently.
We separate adjustment, replaceable hardware and made-to-size glass before pricing. An adjustment may be completed on the first visit. A matching glass panel always follows measurement and fabrication. Keeping one snag list gives the builder, owner and repair team the same record and stops small handover faults being forgotten until they become larger failures.
Add the property name, floor and available access window. Mark whether each item is inside a bathroom, on a balcony edge or at an entrance. The team can then prioritise a safety barrier, bring likely door or window parts, and leave ordinary cosmetic items until the end. If the builder is responsible, the photographs and written action remain a usable handover record rather than a verbal complaint.
Close each snag with the same test that opened it
Repeat the original video or photograph after repair from the same position. A drifting door should now stop and latch. A leaking track should drain during a controlled water test. A loose barrier should remain firm under the same careful check. That before-and-after pair closes the item clearly for the owner and builder.
New uPVC windows, balcony glazing and nets on Kanakapura Road
A new home along Kanakapura Road can start with us before anyone has slept in it. We supply and fit new aluminium and uPVC windows and doors, and we measure them when the openings are ready. Nets go on next. A mosquito net is made to the window it sits on. So we measure for nets after the windows are in. On a sliding window the net gets its own shutter in the same frame. A wide villa door onto a garden usually takes a pleated net, which folds away to one side.
Once the home is lived in, the faults are small. A sliding door that scrapes has usually worn its rollers, the wheels it rides on. A uPVC handle that turns without locking usually needs the shutter set square, not a new window.
