Because so much here is new, the repair work is different from the rest of the city. It is rarely twenty years of wear. It is a panel chipped when the flat was handed over. Or a door that was hung but never adjusted. Or a shower fitted by whoever finished the flat, and never sealed right. All of those are worth putting right early, not living with.
Handover damage, and why a chip matters
It is better to replace a chipped or cracked toughened panel than to wait. Damage to the edge takes away the strength that toughening gives the glass. Toughened glass does not crack slowly. When it goes, it goes fully.
On a stair railing, or a full-height panel beside a walkway, that is not a chance worth taking.
If the damage happened at handover, take a photo before anything is moved. It is much easier to raise with a builder while the site office is still there than a year later.
Doors that were hung but never set
A very common call here is a door that drifts open, will not shut, or catches on the floor from the day it was fitted.
That is almost never the glass. It is a floor spring that was never adjusted, a pivot out of line, or a track that was not set level before the door went on.
Setting it right is usually a short visit. Send a short video of the door moving and we can normally tell you what it is before anyone travels. That is quicker for you, and cheaper than a call-out just to look at it.
Turn a Sarjapur Road handover list into repair actions
Walk through the property once and label every item by room and opening. Film doors that drift, scrape or refuse to latch. Photograph glass chips with an object beside them for scale. Note window handles that need force, tracks holding water and railing panels that move under a careful hand.
We return the list grouped as adjust on site, bring a likely part, measure new glass, or make safe first. A door adjustment may finish on the first visit. Toughened replacement glass follows measurement because its holes and edges are made before toughening. This record also gives you a clear item to raise with the builder while the handover team is still available.
Keep repaired openings on one handover register
Give each door, window and glass panel a simple number before work begins. Keep the survey photo, reported fault and completed action under that number. This prevents two similar balcony doors from being confused when parts are ordered.
After the repair, test the numbered opening again and record the result. Check that doors latch without lifting, sliders run through their full travel and windows seal with normal handle pressure. Photograph replaced glass from both sides before protective covers come off. The finished register gives an owner, tenant or builder a clear record instead of unrelated messages.
Leaking windows and wide net doors in villas and towers
A villa has windows on every side, so driving rain hits some of them hard. Bengaluru gets that rain from June to September, and again in October and November. A leak usually starts at the joint between frame and wall, or at blocked drain holes. Drain holes are the small openings that let water out of a sliding window track. We find where the water gets in before we seal anything.
With many windows in one home, we check them all on one visit.
Wide villa openings suit a pleated or sliding mosquito net door. For a flat in the towers of Haralur and Carmelaram, we make a mesh frame for each window. On Sarjapur Road we also fit new aluminium and uPVC windows in homes still being finished. Double glazing can go in at the same time.
