Repairs here follow the two kinds of building. On the road it is showroom and clinic entrance doors. They are opened all day, and the floor spring that pulls them shut gives up in the end. Behind it, in the older societies, it is shower fittings reaching the end of their life. Neither is usually a glass problem.
Entrance doors on a main road
A showroom door on Hosur Road is used far more than an office door. The floor spring under it wears out. It is not a forever part.
You notice it as slamming, sliding open, catching on the floor, or a door that will not lock. Changing the spring is usually a two to three hour visit, and our van carries the common closers, clamps and handles.
Where a part is replaced, we fit one made for the weight of the door and the use it really sees. Fitting the same too-small part again is why some doors on this road fail every year.
Bathroom fittings in the older blocks
In a bathroom the parts that fail first are the hinges, the door seal and the silicone, in that order. The glass is almost never the problem.
If the glass is good and only those have gone, that is a real repair at a small part of the cost of a new enclosure.

uPVC windows and doors that drag in Bommanahalli flats
A uPVC balcony door in a Bommanahalli tower flat is heavy, and it is used every day. Its weight sits on two rollers below, or on hinges at one side. Either can let the door settle out of line. Then the lock misses its catch on the frame and the handle feels stiff. We set the door square first, and only then price a part. A uPVC window with a stiff handle gets the same check.
In a flat in Begur, Singasandra or Kudlu Gate, we measure every window for a mosquito net on one visit. The balcony door goes on the same list. A sliding window takes a mesh shutter that slides beside the glass. A window that swings open takes a hinged mesh frame.
Hosur Road carries heavy traffic, and its dust packs into the track of an aluminium window or sliding door. Then the shutter drags and the lock will not meet. For an office or showroom on the road, we clean the track and clear its drain holes. New rollers go in where the old ones have worn.
