The short answer

Dust settles in a balcony because one side is open to the wind. Nets and mesh let it through. Sliding glass from the railing up to the ceiling keeps most of it out, and the panels open when you want air. It changes how the building looks, so ask your society before you book.

The useful distinction

Dust that settles every day comes through the open side, not from inside

A balcony that needs wiping every day is collecting dust carried in by the wind. It comes from the road, from open ground or from building work nearby. A mosquito net or a pigeon net does not stop it, because dust passes through both. Only a closed surface, such as glass, keeps it out.

Why it happens

Usually one of these 2 things, commonest first. Each one says how to tell, and what we do about it.

  1. The balcony faces a road, open ground or building work

    How to tell
A layer of dust is back on the floor and the furniture within a day of cleaning. Clothes dried there pick it up. It is worse on windy days and in the dry months.
    What we do
We fit toughened glass in aluminium sliding frames across the open side. Brush seals between the panels close the gaps where they overlap. With the panels shut, far less dust reaches the balcony. They slide back whenever you want it open.

  2. The balcony is used as a room, and dust spoils what is kept there

    How to tell
The balcony holds a desk, a washing machine, shelves or plants you care about. Dust gets into everything, and covers do not keep up with it.
    What we do
An enclosed balcony works much more like a room. We measure the opening above the railing and make the frames to fit it. The joints at the walls and ceiling are sealed, so dust cannot get round the edges.

What you can check first

These checks are safe to do yourself. A photo or a short video of what you find helps us come prepared.

  • Note how soon dust returns after you clean the balcony.
  • See which direction the wind usually brings it from.
  • Check whether the balcony has a railing, a parapet wall or a grille.
  • Ask your society whether the balcony front may be closed with glass.

Common questions

Will a mosquito net or pigeon net reduce the dust in a balcony?

Very little. Both are made to let air through, and dust travels with the air. They are the right answer for insects and birds. For dust, the opening has to be closed with glass.

Does a glass enclosure keep out all the dust?

No, and we do not promise that. Sliding panels need small gaps to move, and brush seals close most of each gap. Much less dust gets in, so the balcony needs wiping far less often.

Can the glass go on top of our existing railing or grille?

Usually yes. The frames normally sit on the railing top or the parapet wall and run up to the ceiling. We check at the visit that the railing or wall is firm enough to carry them.
