An open balcony is wet through the rains, dusty in between, and shared with pigeons all year. A glass enclosure closes its open side with toughened glass in aluminium sliding frames, usually from the top of the railing up to the ceiling. The panels slide to one side, so the balcony opens fully when you want air. Closed, it keeps out rain, dust and birds, and the balcony becomes a room you can use. What we fit
The frames are aluminium, powder coated in a stock colour, with two or three sliding tracks. Each panel is toughened glass, which is safety glass, made to the size we measure. Brush seals sit between the panels where they overlap, and rubber seals close the edges against the frame.
The frame is sealed to the building with weather-grade silicone at both walls, the slab and the ceiling. That seal is what keeps wind-blown rain out. Where the balcony has a railing wall or a grille, the frame sits on top of it. Where it is open to the floor, the frame runs full height.
Rain, dust and pigeons
Rain comes into a balcony sideways, on the wind. A roof above does not stop it. Glass across the open side does, and the floor stays dry through a heavy shower.
Dust rides on the same wind. A net or a mesh lets it through. Closed glass keeps most of it out, and the balcony needs wiping far less often. Sliding panels need small gaps to move, and the brush seals close most of each gap, so we say most of the dust, not all of it.
Pigeons cannot get past closed glass at all. With the panels open, the balcony is open to them again, so many people net the opening as well.
Heat and air
Closed glass in strong sun warms the space behind it, like a car in the afternoon. The panels slide open, so on a mild Bengaluru day you can open the balcony fully. Most people close the glass for rain, dust and the evening, and open it the rest of the time.
Tinted or reflective glass cuts the heat and costs more. We can show samples at the visit.
Ask your society first
A glass enclosure changes how the building looks from outside. Most societies and associations have a view on that, and some have a standard they want followed. Ask before you book. We can give you a drawing of what we plan to fit, with the frame colour and the panel layout, to show them.
Measuring, making and fitting
We measure the opening above the railing or from the floor, check that the railing wall or slab can carry the frame, and note where the drain is. The frames and glass are then made to size.
On the fitting day the frame goes in first and is sealed to the building. The panels are hung on their rollers, set to slide smoothly and lock. We test every panel and the seals before we leave.
What it costs and where
The rate starts at ₹950 per sq ft of glass, fitted, in Bengaluru, for clear toughened glass in a standard sliding aluminium frame. Tinted glass, thicker glass, more tracks or a colour outside stock move the rate up. A balcony face 10 feet wide and 5 feet above the railing is 50 sq ft.
