The short answer
Rain comes into a balcony because one side is open, and wind pushes the water in. Sliding glass fitted from the railing up to the ceiling keeps it out, and slides back in dry weather. If water only gets under the balcony door into the room, sealing the door is the smaller job. A blocked floor drain is plumbing, which we do not do.

A wet floor after rain has two causes. Rain driven by wind comes in through the open side and wets the floor, the walls and anything stored there. Water that stays for hours is a blocked or badly placed floor drain, and that is a plumber's job. Glass across the opening cures the first and not the second.

- How to tell
- The floor, the walls and the things you keep there get wet in every heavy shower. The side facing the wind is wettest. A roof or the balcony above does not help when rain comes in at an angle.
- What we do
- We close the open side with toughened glass in aluminium sliding frames. It usually runs from the top of the railing up to the ceiling. The joints at the walls, the slab and the ceiling are sealed with silicone. Panels slide to one side when you want the balcony open.

- How to tell
- The balcony floor gets wet, and that does not trouble you much. The problem is water creeping under or around the door into the room. The floor inside is damp along the threshold after rain.
- What we do
- Here the door needs sealing, not the balcony. We seal the frame joint, renew the bottom seal and clear the drain holes in a sliding track. It is a smaller job than closing the balcony.

Will a glass enclosure make the balcony hot and stuffy?
It depends on how you use it. Closed glass in strong sun warms the space behind it. The panels slide open, so in dry weather you can open them fully for air. Many people keep them open and close them only for rain and dust.
Do we need permission to close a balcony with glass?
Often yes. Glass across the balcony changes how the building looks from outside. Ask your society or association before you book. We can give you a drawing of what we plan to fit, to show them.
Water stands on our balcony floor for hours. Will glass fix that?
Not by itself. Standing water means the floor drain is blocked, too small or in the wrong place. That is plumbing work, and we do not do it. Glass reduces how much rain gets in, but the drain still needs to work.
