The short answer
In heavy rain, a little water in the track is normal if it drains away. Water that stands, or spills over the inner edge, usually means the drain slots are blocked. Drain slots are the little openings along the bottom of the frame that let rain escape. Grit packed into the track and worn seals are the other usual causes.

- Water stays in the track long after the rain has stopped. It rises to the inner edge and tips onto the floor inside. The slots may look full of dust or dried mud.

- We clear the drain paths through the frame and open them wider where they need it. Then we run a hose into the track and watch the water run out.

- How to tell
- The water in the track looks muddy, and a dark sludge sits in the groove. The door has become rough or heavy to slide since the rains began.
- What we do
- We clean the track down to bare metal and file rough patches smooth. We clear the drain holes as part of the same work. We also check the rollers, the small wheels under the door, because standing water harms them.

- How to tell
- The track fills even in light rain that is blown against the door. Water runs down the door edge or the interlock, where the two shutters meet. The strips on those edges look flat or broken.
- What we do
- We fit new seal strips along the door edges and the interlock. Less rain then reaches the track, so the drain slots can clear it.

What you can check first

- After the rain stops, look again later to see whether the water in the track has gone down.
- On a dry day, pour a little water into the track and watch whether it runs out.
- If it does not drain, vacuum out the loose dirt and try the water test once more.
- From inside, look for the drain slots at the bottom of the frame and check for dirt.
- Notice whether water also runs down the door edge while it rains.

How much water in a sliding door track is normal during rain?
A shallow layer that drains away as the rain eases is normal. The track is built to catch rain and send it out through the drain slots. Water that stays in the track, rises to the inner edge or spills is not normal.
Can standing water in the track damage the door?
Yes, over time. The rollers sit in the water, and their bearings rust and seize. Then the door grinds and becomes hard to move. Clearing the drain slots early protects the rollers.
Should I drill extra holes in the track to let the water out?
We advise against it. A hole in the wrong place can send water into the frame or down the wall below. We open up the drain paths the frame already has, and test them with a hose.
What if the water reaches the track from the balcony floor, not the door?
Then the door is not the cause. A balcony floor that drains slowly, or slopes towards the door, pushes water against it. Floor slopes and balcony drains are work for a mason or a plumber, which we do not do. We fix the door's own drain slots and seals.
