Common questions

Cockroaches keep appearing inside even though the flat stays closed. Can door sealing help?

It is usually the single most effective change. Roaches and ants enter along floor lines and flatten under doors through gaps far smaller than they look able to use. Sealing the main door's floor gap and sides closes the primary road. Paired with sealed window frames, most flats see night-crawler sightings drop to nearly nothing.

Will a door seal make my door hard to open or scratch the floor?

Fitted right, neither. A sweep is set to kiss the floor, not press it, and on floors where any contact is unwelcome, a drop seal touches down only when the door is closed and lifts fully clear before it moves. Scratched floors and dragging doors are the signature of the wrong hardware or a careless set, which is what a measured fitting avoids.

The AC bedroom never holds its cold overnight. How much difference does the door gap make?

Under-door gaps are the AC room's largest single leak in most flats. Cold air is heavier and flows out at floor level, so a ten-millimetre gap under the door drains the room all night while warm air refills it above. Sealing that one line reduces the loss sharply, and it is the first fix worth doing, ahead of anything at the windows.

What is a drop seal and when is it worth the extra cost?

A mechanism hidden in the door's bottom edge that lowers a silicone seal onto the floor as the door closes and retracts it as the door opens. Nothing drags, ever. It earns its cost over polished and stone floors, on heavy or frequently used doors, and where floors are uneven enough that a fixed sweep would either gap or bind. Elsewhere, a good sweep does the job for less.

Can you seal a door against smells, like cooking or a bathroom?

Yes. Smells travel on air, so the same perimeter-plus-bottom sealing that holds cool air in holds odours out, or in, whichever direction you need. Kitchen doors sealed against cooking smell and bathroom doors sealed to their own room are both common requests, and the darkened-room light test at the end verifies the same result for both.

We seal door gaps across Bengaluru. Look at any door against a lit room and the gaps show themselves: the bright strip underneath, the leak lines along the sides, the glow over the top. Every one of them passes dust, insects, smells, sound and conditioned air all day. Door gaps are the easiest sealing win in a home, because the hardware is purpose-made: drop seals, sweeps, brush strips and thresholds, sized and fitted in a single short visit. Sealing one door completely starts at ₹1,200.

The gap under the door, and what actually walks through it

The floor gap is the big one, often ten millimetres or more, left for clearance over uneven floors. Under a main door it admits the corridor's dust and every crawling insect that patrols the skirting at night. Cockroaches flatten through gaps most people would not believe.

Under a bedroom door it is the AC's drain: cooled air is heavier than warm air and flows out along the floor, straight under the door, while warm air returns above. The bright gap under the door is literally where the electricity bill leaks.

Under a bathroom door, the story reverses: it lets smells and damp air into the bedroom.

One strip of the right hardware ends all of it, without making the door drag.

Sweeps, drop seals and brushes, choosing right

A door sweep is the simple answer: a rubber or silicone blade in an aluminium carrier, screwed to the door's bottom face, wiping the floor as the door swings. On a level floor it seals excellently and costs least.

A drop seal is the refined one: a mechanism inside a bottom channel that lowers a seal onto the floor only when the door closes, and lifts it clear for the swing. Nothing drags, floors stay unscratched, and uneven floors are accommodated. It is the right choice over polished stone and for heavy daily-use doors.

Brush strips suit sliding doors and uneven textured floors, where a blade would chatter.

And where the floor gap is simply too tall for any seal, a low aluminium threshold bridges it, with the seal meeting the threshold instead of the floor.

Sides and top, finishing the frame

Sealing only the bottom of a door is half the job. The sides and head of the leaf meet the frame with their own gaps, and sound and air treat every gap equally.

The frame line takes compression strips: slim silicone or EPDM profiles seated along the stop the door closes against, so the shut door presses gently into soft seal all the way round. The improvement in sound alone surprises people, because a door leaf is decent soundproofing and its perimeter gaps were the bypass.

On double doors, the meeting line between the leaves gets its own astragal strip.

The finish test is the darkened-room check: door closed, lights on the other side, and no light line visible anywhere around it.

Cost and the doors worth doing

Sealing one door, bottom plus perimeter, starts at ₹1,200. A drop seal, where chosen, is priced as its part above the base. A threshold, where the floor demands one, likewise.

The doors worth doing name themselves. The main door, against dust, insects and corridor noise. AC bedroom doors, against the nightly cold-air drain. A study or work-from-home door, against household sound. A bathroom door, holding damp air in its own room.

Most homes book two or three doors in one visit, and the per-door figure benefits. The bright line under a door is the cheapest problem in the flat to see and one of the cheapest to end.
