The short answer

Rain inside a sliding door usually means blocked drain slots, worn seals or a sunk door. Drain slots are the small openings at the foot of the frame that carry water outside. The same faults apply to glass, aluminium and uPVC sliders. We trace the entry with a hose, fix it, and test it again before we leave.

Why it happens

Usually one of these 4 things, commonest first. Each one says how to tell, and what we do about it.

  1. Rain is getting past the track or the frame joint

    How to tell
    Water shows up on the floor inside after heavy rain, near the bottom corners. The inner edge of the track may fill and spill over. Or a dark damp line appears where the frame meets the floor.
    What we do
    We run a hose at the outside of the door while someone watches inside. Once we see the entry, we clear the drain paths and reseal the frame joint with weather-grade silicone. Then we run the hose again before we leave.

  2. The seal strips on the door edges have worn

    How to tell
    The rubber or brush strips along the door edges look flat, torn or missing. In wind-blown rain, water comes in at a side or a top corner. Dust gets in at the same place on dry days.
    What we do
    We fit new seal strips along the edges that gap, sized so the door still slides easily. We check the closed door with a light, so no line of light is left around it.

  3. The door has sunk, so it no longer meets its seals

    How to tell
    The leak started around the time the door became heavy to slide. The closed door shows a gap at the top at one end. Water gets in along that gap.
    What we do
    We fit new rollers, which raise the door until its edges meet the seals evenly. We check the track while the door is out.

  4. A uPVC door has settled out of line

    How to tell
    A heavy uPVC door can settle a little over time. The handle then feels stiff, and the door no longer presses on its seals all round. Water comes in at the bottom of the frame.
    What we do
    We set the door square, then clear the drainage inside the uPVC frame. We check the seals and the outer frame joint, rather than covering the leak with silicone. Any part is priced before we fit it.

  • After rain, note exactly where the water shows: the track, a bottom corner, a side or higher up.
  • Pour a little water into the track on a dry day, and watch whether it drains away.
  • Look at the rubber or brush strips on the door edges for flat, torn or missing lengths.
  • Notice whether the door has also become harder to slide lately.
  • Take photos of the wet floor and the bottom of the frame from inside.

Common questions

Will silicone around my sliding door stop the rain coming in?

Often it does not. Silicone added where the puddle shows usually seals the wrong place. It can also cover the drain slots and trap more water in the track. We find the entry first, and seal only where the water gets in.

Why does my balcony door leak only when rain comes from one side?

Wind pushes rain hard against that face of the door. A worn seal or a small gap on that side lets it through. In calm rain, the same water runs off and drains away. We aim the hose from that side when we test.

Can a leaking balcony door be a building problem instead of a door problem?

Sometimes, water comes through the wall beside the frame instead. A balcony floor sloping towards the door also sends water against it. That is work for a mason or a waterproofing contractor, not for us. We tell you if our hose test points there.
