Two very different buildings sit within a kilometre of each other here. First, wholesale units and godowns off Tumkur Road, where the office is a cabin on the working floor. Second, the newer towers built on old factory land, with proper lifts and loading bays. We quote them differently because they are not the same job.

An office on a working floor

A cabin inside a unit takes knocks that an office partition never does. Trolleys, stock, pallets, people carrying things badly.

So we rarely run glass to the floor here. We build a solid base up to about waist height, with glass above it. The base takes the knocks and keeps the view. If a trolley hits the base, you just touch up the paint. If it hits glass, you replace a panel.

Where the ceiling is high and open, we stop the partition at a sensible height and cap it. We do not chase the roof. It costs less, it goes up faster, and it does what the cabin is there for.

Dust off Tumkur Road

The highway puts fine dust into every unit along it. A partition with open gaps just lets that dust settle inside your cabin.

So we seal the top and bottom channels properly. We do not leave the gap open. It is a little extra work. It is the difference between wiping the desk once a week and every day.

For the same reason we suggest clear or lightly frosted glass here, not heavily textured glass. Texture holds dust and takes much longer to clean.

The towers on the old factory land

The newer buildings are an easier day. There is a service lift, a loading bay and a floor that is already level.

What they have instead is rules. Most want the work done outside office hours, with a work permit raised in advance. And material must come in through the service entrance only.

  5. We make it and fit itYou approve the price and pay the advance. Then we make your glass. Our team delivers it, fits it, checks the doors line up and clears the site.

Common questions

Can we have glass on a floor where trolleys are moving?

Yes, but not down to the floor. We build a solid base up to about waist height and put glass above it. The base takes the knocks and is cheap to touch up. Full-height glass in that spot will get hit sooner or later, and a made-to-size toughened panel is not cheap to replace.

Will dust from the road get into the cabin?

Much less if the partition is sealed well, which is how we build them here. We close the top and bottom channels instead of leaving the gap open. We also suggest clear or lightly frosted glass over heavily textured glass, because texture holds dust and takes much longer to wipe down.

Is the rate per square foot of glass or of floor?

Glass, always. It is the most common reason a price looks higher than people expect. A 10 x 8 ft cabin sounds like 80 sq ft. But if three sides are glass and each is eight feet tall, that is about 216 sq ft. Your written price shows the glass area so you can check the maths.

Is GST included in these prices?

No. Every rate on this site is before GST. Your written price shows the amount and the GST as two separate lines, so there is no surprise at the end.
