Sector 31 sits where the homes stop and the working units start, so a lot of the offices here are one room in a small unit. That is a different job from a floor plate: usually a single cabin, sometimes a counter, and almost always inside a building that is already in use.

One cabin in one room, and where it should go

When the whole office is one room, the cabin position decides whether the rest of the room still works.\n\nPut it against the window and the outer office loses its light. Put it in the middle and the room is cut into two awkward halves.\n\nUsually the answer is the corner furthest from the door, in glass rather than block, so light still crosses the room. We mark it on the floor before quoting, because on a room this size a half-metre in either direction is the difference between workable and cramped.

Fixing into a unit built as a shed

Small units on this edge are often built with a steel frame and a block infill, not a concrete slab and plaster.\n\nA partition head channel needs something solid to fix into, and a purlin or a light steel member is not the same as a slab.\n\nSo we find the structure first, fixing to steel where there is steel and spanning between fixings where there is not. Fixing a head channel into unsupported sheeting looks fine on the day and pulls out the first time the door is slammed.

A partition that can be moved later

Small units change use more often than offices do, and a partition built to be permanent is expensive to remove.\n\nA demountable system - glass in an aluminium frame, fixed with screws rather than bonded and grouted - can be taken down, moved and re-fitted with most of the material reused.\n\nIt costs a little more to install and far less to change. Where a unit is likely to be re-laid out within a few years we recommend it, and we say plainly when a fixed partition is the better value instead.

How the job works

  1. Tell us about the jobSend a few photos, rough sizes and what you need. Use WhatsApp or the form. For a repair, a short video of the door moving helps a lot.
  2. We call you back in about 2 minutesWe confirm what you need and a time to visit. Where we can, we give you a rough price on the call.
  3. We come and measureWe measure the opening and check the walls, floor and ceiling around it. Anything made to size is made to these measurements, so they must be right.
  4. You get a written priceIt lists each item, with GST as its own line. If anything about the job changes, we tell you before we go ahead.
  5. We fit itYou approve the price and pay the advance. Our own team fits the work, checks that every door and window opens and closes properly, and clears up. Most jobs are done in 3 to 4 days.

Common questions

Our Sector 31 office is a single room. Where should the cabin go?

Usually the corner furthest from the door, in glass rather than block, so the outer room keeps its light. We mark it on the floor before quoting, because on a small room half a metre changes whether the space still works.

Our unit is a steel shed. Can a partition fix to that?

Yes, but the fixing has to find the structure. We fix to steel where there is steel and span between fixings where there is not. A head channel screwed into unsupported sheeting pulls out the first time a door is slammed.

We may re-lay the unit out in a few years. Is that worth planning for?

If it is likely, yes. A demountable partition costs slightly more to fit and far less to move, since most of the material is reused. Where you are staying put, a fixed partition is better value and we will say so.
