In a tower of this height nothing reaches an upper floor except through a service lift, and that lift is a smaller constraint than any drawing assumes. So the largest panel your office can have is set by a steel box in a shaft rather than by the room, and it is the first thing to establish.
Measuring the lift before the floor
A service lift has an internal height, a door height and a diagonal, and a rigid glass panel has to satisfy all three while being handled safely by people inside it.\n\nThe door opening is usually the binding constraint rather than the car itself.\n\nSo we measure the lift first and design the partitions to it. A drawing showing panels the lift cannot take is a drawing that gets redone, and finding that out after the glass is cut is the most expensive version of the mistake.
Joints placed on purpose rather than by accident
Once the lift sets a maximum panel, a long run needs more joints than a designer would draw, and where those joints land is then a design decision.\n\nA joint in the middle of a sightline is the first thing anybody sees; one against a column, a beam drop or a door frame reads as part of the building.\n\nSo we set the joint positions with you before ordering, working from what the lift allows. Once the glass is cut the joints are fixed, and it is a five-minute conversation that cannot be had later.
Working to the building's rules
A managed tower will want a fit-out submission, a booked and padded service lift, permitted hours for anything noisy, and its common areas protected on the route from the lift to your floor.\n\nNone of it is difficult and all of it takes time to arrange.\n\nSo we prepare what the building needs while quoting rather than after the order. Starting that late is the single most common reason a fit-out date slips in a building like these, and it costs nothing to do early.
